The first thing to know is that real estate is a good investment. The value appreciates over time so it’s worth the money you put to it. You can leave it idle for some time and resell it at a higher price or build your home at a later time.

Last month I reviewed an interesting article on The Wall Street Journal website and I learned there is a heavy swell of FHA foreclosures about to hit the market. The article established that mortgage default rates were dropping for nearly all loan types with the lone exception being FHA types of financing. Those default rates had actually increased.

Often when a new agent is selling a HUD owned home they don’t realize there are completely different contracts to fill out. Knowing this is essential in providing your buyer with the most efficient contract review process. HUD has specific contracts that are completely unrelated to your state standard forms.

According to statistics, 25% of all hud contract transactions submitted get canceled due to licensed agents crudely filling out the contract or missing a deadline for an extension. Why is this? How are you going to disclose to your prospect that they didn’t get their ideal residence because ‘you, as their agent, didn’t know the process?

Think about this. Most litigious situations in real estate deals arise from agents thinking they know everything. Some agents believe the customer expects them to know everything. This could not be further from truth. An RE agent knows what they know, what they do not know and knows the difference between the two. So when they have understanding on a particular circumstance they share the information with their client and when the don’t know something they should check with their broker or get insightful guidance from a qualified agent. Most buyers want to work with RE agents that will get them the right information no matter where it comes from.
